Know all Men by these Presents
That I Peter Schell formerly of Boston in the County of Suffolk State of Massachusetts now resident of Philadelphia State and County of Pennsylvania in consideration of Thirty Thousand Dollars paid by John Taylor and Thomas A. Taylor both of Boston aforesaid the receipt whereof is hereby acknowledged do hereby give grant bargain sell and convey unto the said John Taylor and Thomas A. Taylor their heirs and assigns forever a certain lot of land with the buildings thereon standing situate in said Boston and numbered 855 and 857 Washington St being bounded easterly by Washington St one hundred and twenty six feet more or less southwesterly by a passage way called Lavery Passage from Pine Street bounded south easterly by Harrison St then measuring south westerly by land now or formerly of Robert Davis one hundred and fifty eight feet more or less now or formerly of Nose is the Passage way aforesaid then measuring sixty five feet then turning and running south westerly and bounded north easterly by the south easterly side of said passage way (the same being twelve feet in width ) one hundred and fifty feet more or less to the point of beginning containing five thousand one hundred and fifty five square feet more or less is conveyed together with a right of way to said Taylor's and their heirs and assigns in said Passage way forever To have and to hold the above granted premises with all the privileges and appurtenances to the same belonging to the said John and Thomas A. Taylor their heirs and assigns to their own use and behoof forever And I the said grantor for myself and my heirs executors and administrators do covenant with the said grantees and their heirs and assigns that I am lawfully seized in fee simple of the afore granted premises that they are free from all encumbrances that I have good right to sell and convey the same to the said grantees and their heirs and assigns forever as aforesaid and that I will and my heirs executors and administrators shall warrant and defend the same to the said grantees and their heirs and assigns forever against the lawful claims and demands of all persons. In witness whereof I the said Peter Schell and Catharine my wife in token of her release of all her right of dower in the above premises have hereunto set our hands and seals this fourth day of March in the year of our Lord one thousand eight hundred and sixty one. Suffolk ss. Philadelphia March 4, 1861 Then personally appeared Peter Schell and Catharine his wife the grantors in the above instrument and acknowledged the foregoing instrument to be their free act and deed Before me Jno. H. Atwood Justice of the Peace for the City and County of Philadelphia.
